Tanking is typically used in:

  • Lower ground floor extensions

  • Victorian or period properties with existing below-ground rooms


However, not all tanking systems are the same, and choosing the wrong approach can lead to failure.

However, barrier systems rely heavily on surface preparation and integrity. If cracks form, failure can occur.


Type B – Structurally Integral Protection

More common in:

  • New-build basements

  • Reinforced concrete structures

Type C – Cavity Drain Membrane Systems

Rather than blocking water, this system manages it.


A cavity membrane is fixed to the walls and floors, allowing moisture to pass behind it into a drainage channel and sump pump system.


Best suited for:

  • High water table areas

  • Older properties

Type C systems are often considered the most robust solution for residential basement conversions.


Is Tanking Alone Enough?


This is where many projects go wrong.


Cementitious tanking (Type A) can be effective - but in areas with significant groundwater pressure, it may not be sufficient on its own.


In higher-risk situations, a cavity drain system or combined approach may be required.


Proper assessment of:

  • Ground conditions

  • Ventilation strategy

  • Drainage provision
