However, barrier systems rely heavily on surface preparation and integrity. If cracks form, failure can occur.
Type B – Structurally Integral Protection

This method integrates waterproofing directly into the concrete structure itself.
More common in:
New-build basements
Reinforced concrete structures
Less typical in renovation projects unless substantial structural work is being undertaken.
Type C – Cavity Drain Membrane Systems

Rather than blocking water, this system manages it.
A cavity membrane is fixed to the walls and floors, allowing moisture to pass behind it into a drainage channel and sump pump system.
Best suited for:
High water table areas
Older properties
Projects converting basements into fully habitable living spaces
Type C systems are often considered the most robust solution for residential basement conversions.
Is Tanking Alone Enough?
This is where many projects go wrong.
Cementitious tanking (Type A) can be effective - but in areas with significant groundwater pressure, it may not be sufficient on its own.
In higher-risk situations, a cavity drain system or combined approach may be required.
Proper assessment of:
Ground conditions
Existing structure
Intended use of the space
Ventilation strategy
Drainage provision
